Tax & Legal Considerations

The First & Most important thing for us to say here is BFS are NOT able to give Tax or Legal advice, but what we can do is explain how fundamentally important is is to get the right advice, and point you in the right direction if you don't already have the right team on your side

Tax

Tax is Complicated.  Property taxation even more so.   Balanced Financial Services regularly work with local accountants who have proven that they understand the private rental sector, it's taxation and how the tax advice and mortgage advice are related.

Balanced will actively work with you and your own accountant/tax adviser to ensure that your plans are compliant and efficient.    Some of the team here also have taxation qualifications, so whilst we don't provide tax advice in any form, we are able to competently converse with your tax adviser/Accountant for the betterment of your portfolio & tax position

Below is a selection of useful HMRC videos.  They have a dedicated property page on YouTube which can be found here:  HMRC Property taxation playlist

Legal

The conveyancing side for Buy to let can be very straight forward, for simple purchase & re-mortgage transactions, and can become more complicated for other transactions like incorporation, intercompany loans, and directors equity deposit when moving a property from personal to Ltd company ownership.

The right conveyancing team can make the process smooth, effective and hassle free.  A conveyancer who understands what they are doing can make all the difference.   BFS works with a select few legal firms who have the knowledge to complete complex transactions without un-necessary confusion.  We are also happy to work with your chosen conveyancing solicitor, however it is important to be aware of the solicitor requirements for lenders as some lenders have limited panels of accepted solicitors.  Always check with your broker that your chosen solicitor is acceptable to the lender before you instruct them.
