Limited Company, Owned in trust, portfolio restructure

Re-finance of a Large, Ltd company portfolio where the company is owned by a trust.

Applicant approached Balanced Financial Services following the commercial loan terms offered by the existing lender became misaligned with the trusts aims and future objectives.

As result we were tasked with finding a lender who would lend on a buy to let basis (longer total terms, Interest only options, higher loan to value options etc).

Due to the number of properties within the portfolio it was impractical to arrange several different loans with several different lenders due to the number of credit searches and different conveyancers (and time frames/offer validity periods etc) involved. The repayment of the existing loan needed to be completed as one to ensure the release of the existing charges as one.

It was also important to have one, experienced legal firm dealing with the legal aspect of each property and the conveyancing to ensure cohesion across the portfolio and the final goal in mind.

Balanced were able to directly negotiate a single corporate buy to let loan against several properties within the portfolio to allow the repayment of the existing commercial loan and achieving terms more in line with the trusts objectives and future plans.
